We let and sell office, industrial and laboratory space. Every instruction is published as a schedule: area, state, rent basis, term. If a figure is not established, the schedule says so.

Asset management

We hold the stack plan for each building and keep it current — expiries, breaks, reinstatement, void. The plan is the product; the brochure is a by-product of it.

Occupier advisory

We read heads of terms on behalf of the party signing them, and we explain what a rent review pattern and a repairing basis will cost over a term certain.

What each stage of a letting actually involves

No timescale or fee is stated — neither is established

Heads of terms

The commercial points are agreed in writing and marked subject to contract: rent, term certain, break, review pattern, repairing basis, incentive. Nothing here binds either party.

Agreement for lease

Solicitors draft against the heads. The landlord's title, the service charge history and any restrictions are disclosed and enquired into before either party is committed.

Fit-out

A licence to alter sets out what may be changed and what must be reinstated at expiry. Reinstatement is a cost at the end of the term and is agreed at the start of it.

Occupation

The term runs from the date in the lease, not the date of the keys. Rent review and break dates are diarised against that date; missing a break notice loses the break.
